1. Introduction and Acceptance
These Terms and Conditions ("Terms") govern your access to and use of the Comuvi platform, available at comuvi.app and my.comuvi.app (the "Service"), operated by:

By creating an account or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
2. Description of the Service
Comuvi is a Software-as-a-Service (SaaS) platform for residential community management. It provides tools for:
- Announcements and community communication
- Incident reporting and tracking
- Fee management and payment collection
- Voting and surveys with optional legal electronic signatures
- Common area bookings (pool, padel, social rooms, etc.)
- Private messaging between residents
- Document management (minutes, budgets, rules)
- Parcel tracking and lost-and-found
- Push notifications
The Service is provided as a web application accessible from any modern browser. It can also be installed as a Progressive Web App (PWA).
3. Account Registration
To use Comuvi, you must create an account using a valid email address. You may authenticate via magic link, password, or numeric PIN.
You are responsible for:
- Providing accurate and complete information.
- Maintaining the confidentiality of your credentials.
- All activity that occurs under your account.
You must be at least 14 years old to create an account (in accordance with Spanish LOPDGDD Article 7). If you are between 14 and 18, you confirm that you have parental or guardian consent.
4. Plans and Pricing
Comuvi offers the following plans:
- Starter (Free): For small communities with up to 15 units. Includes core features with limited booking areas.
- Pro: For any community. Includes all features, card payments, legal signatures, advanced surveys, and more. Current pricing is available at comuvi.app/en#pricing.
- Manager: For property managers managing multiple communities. Includes everything in Pro plus unlimited units, multi-community dashboard, white-label, API access, and priority support. Minimum 3 communities.
Prices are displayed in euros (EUR) and are subject to applicable VAT. We reserve the right to change pricing with at least 30 days' prior notice. Price changes do not affect the current billing period.
5. Payment Terms
Paid plans are billed on a recurring monthly basis through Stripe, our payment processor. By subscribing to a paid plan, you authorize Stripe to charge your payment method each billing cycle.
- Payments are processed securely by Stripe (PCI DSS Level 1 certified). We do not store your full payment card details.
- If a payment fails, we will attempt to charge again and notify you. After repeated failures, your account may be downgraded to the free plan.
- Refunds are handled on a case-by-case basis. Contact info@comuvi.app for refund requests.
- The 14-day withdrawal right under EU consumer law applies to your first subscription. To exercise it, contact us within 14 days of your first payment. If you have actively used the Service during that period, a proportional amount may be retained.
6. Data Ownership
All content and data created by users within a community (announcements, incidents, votes, documents, photos, etc.) belongs to the community and its members — not to Craft Lab, SLU.
- Community administrators can export community data at any time.
- We do not sell, share, or monetize user content.
- We only access user data when necessary to provide the Service, for support requests, or as required by law.
- Upon termination, community data is retained for 30 days to allow for export, then permanently deleted.
By using the Service, you grant Craft Lab, SLU a limited, non-exclusive license to host, store, and transmit your content solely for the purpose of providing and improving the Service.
7. Data Processing Agreement (Article 28 GDPR)
This clause constitutes a Data Processing Agreement ("DPA") when you use the Service on behalf of a homeowners' association or as a property manager handling personal data of residents, owners, tenants or third parties (the "data subjects"). It serves as the contract required by article 28 GDPR between the data controller (you or the community) and Craft Lab, SLU as data processor.
7.1 Subject matter, nature and duration
The processing relates to the personal data of the data subjects on behalf of the controller, exclusively for the provision of the Service (hosting, communication, document management, voting, billing, e-signature of minutes and other platform functions). The duration of the processing matches that of the main contract.
7.2 Categories of data and data subjects
Data processed include: personal identifiers (name, email, unit), user-generated content (incidents, messages, documents), economic data (fees, payments), technical data (IP, sessions) and payment data for billing. Data subjects are members of the community and third parties with which the community interacts.
7.3 Processor obligations
Craft Lab, SLU undertakes to:
- Process personal data only on documented instructions from the controller, save where required by law.
- Ensure that personnel authorised to process the data have committed to confidentiality or are subject to an equivalent statutory obligation.
- Apply appropriate technical and organisational measures (article 32 GDPR): encryption in transit (HTTPS/TLS) and at rest where appropriate, password hashing, access control, backups, audit logs, environment separation.
- Assist the controller in fulfilling its obligation to respond to data subject rights requests (access, rectification, erasure, etc.).
- Assist the controller in carrying out data protection impact assessments (DPIAs) and prior consultations with the supervisory authority where required.
- Notify the controller, without undue delay, of any data breach of which we become aware.
- At the controller's choice, delete or return all personal data after the end of the service, save for storage required by law.
- Make available to the controller the information necessary to demonstrate compliance with these obligations, and allow for reasonable audits upon written request with 30 days' notice.
7.4 Sub-processors
The controller authorises Craft Lab, SLU to engage the sub-processors listed in the Privacy Policy (Railway, Resend, Stripe, Lleida.net, etc.). We will notify the controller of any material change in the list of sub-processors with reasonable prior notice; the controller may object on justified grounds, and if the objection is reasonable and we cannot replace the sub-processor, the controller may terminate the contract without penalty.
7.5 International transfers
Where any sub-processor is located outside the European Economic Area, transfers are protected by the mechanisms set out in Chapter V GDPR (DPF, Standard Contractual Clauses, equivalent safeguards), as detailed in the Privacy Policy.
8. Acceptable Use
You agree not to use the Service to:
- Violate any applicable law or regulation.
- Harass, threaten, defame, or discriminate against other users.
- Upload illegal, obscene, or harmful content.
- Distribute malware, spam, or phishing attempts.
- Attempt to gain unauthorized access to other accounts, communities, or our systems.
- Use automated tools (bots, scrapers) to access the Service without our written permission.
- Interfere with or disrupt the Service's infrastructure.
- Impersonate another person or entity.
- Use the Service for purposes unrelated to residential community management.
We reserve the right to suspend or terminate accounts that violate this policy, with or without prior notice depending on the severity of the violation.
9. Intellectual Property
The Comuvi name, logo, brand, website design, and application code are the intellectual property of Craft Lab, SLU and are protected by Spanish and international intellectual property laws.
- You may not copy, modify, distribute, or reverse-engineer any part of the Service without our written consent.
- The Manager plan includes a white-label option (custom logo) but does not transfer ownership of the underlying platform.
- API access (Manager plan) is subject to rate limits and must not be used to build a competing product.
10. Electronic Signature of Minutes (eIDAS)
The Service includes an optional advanced electronic signature feature for voting minutes, provided by Lleida.net (Lleida Networks Serveis Telemàtics, S.A.), a Qualified Trust Service Provider (QTSP) registered under Regulation (EU) 910/2014 ("eIDAS") and Spanish Law 6/2020 of 11 November on certain aspects of electronic trust services.
- The advanced electronic signature generated has the same legal validity as a handwritten signature under article 25 of the eIDAS Regulation.
- The signed minutes and their evidence (timestamp, IP, hash, certificate) are kept by Lleida.net for 5 years under their service policy.
- The cost per completed signature (default 1.50 €, configurable) is billed to the community's Stripe account. If nobody signs, no charge applies.
- Craft Lab, SLU acts solely as a technical facilitator; the trust service provider is Lleida.net and responsibility for generation, signing, archiving and validity rests with Lleida.net under its service policy.
- The signing user acknowledges that the electronic signature is legally binding and that they will receive evidence by email.
11. Compliance with the Spanish Horizontal Property Act (LPH)
Comuvi is a digital tool that facilitates the management of homeowners' associations but does not replace the procedures, deadlines and formalities imposed by Spanish Law 49/1960 of 21 July on Horizontal Property (and the regional regulations applicable). It remains the sole responsibility of the board, the president and the property manager to:
- Convene meetings within the legal deadlines and in the legal manner (LPH article 16).
- Ensure the quorums and majorities required for each type of resolution (LPH article 17).
- Maintain the book of minutes in physical format where required by regulation, in addition to the digital version on the platform.
- Comply with deadlines for challenging resolutions, claiming fees and statutory obligations toward defaulting owners.
- Respect owners' rights of access to economic information of the community.
Comuvi provides tools to help meet these obligations (e.g., PDF generation, electronic signature, digital archive), but the legal validity of any resolution depends on its proper convocation, holding and formalisation by the board. Where in doubt, consult a qualified property manager or legal advisor. If you operate outside Spain, equivalent national rules of your jurisdiction apply.
12. Availability and Support
We strive to maintain high availability of the Service but do not guarantee uninterrupted access. Planned maintenance will be communicated in advance when possible.
- Starter and Pro plans: Community-based support via email.
- Manager plan: Priority support with faster response times.
We are not liable for downtime caused by factors beyond our control, including third-party service outages, internet connectivity issues, or force majeure events.
13. Early Access / Beta
While Comuvi is offered as "Early Access", "Just Launched" or equivalent:
- The Service may contain bugs, errors or incomplete features. We make reasonable best-efforts to keep it operative but do not guarantee any specific level of availability or performance.
- Features may change, be added or removed without prior notice. We will notify material changes that affect paid plans.
- We encourage you to report bugs or suggestions to info@comuvi.app; your feedback during this stage is valued and helps us improve.
- The fee agreed during early access is honoured for the billed period; if we substantially change pricing in the future, we will notify with at least 30 days' notice.
Once we exit the Early Access period, this clause will cease to apply. The exit date will be publicly announced on the releases page.
14. Limitation of Liability
To the maximum extent permitted by applicable law:
- The Service is provided "as is" and "as available" without warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement.
- Craft Lab, SLU shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or business opportunities.
- Our total aggregate liability for any claims arising from or related to the Service shall not exceed the amount you paid to us in the 12 months preceding the claim, or 100 EUR, whichever is greater.
- Nothing in these Terms excludes or limits liability that cannot be excluded under applicable law (including liability for fraud, death, or personal injury caused by negligence).
15. Termination
11.1 By You
You may cancel your account at any time from within the application or by contacting info@comuvi.app.
- If you are on a paid plan, cancellation takes effect at the end of the current billing period. No partial refunds are given for unused time within a billing cycle.
- Upon cancellation, your personal data and community data (if you are the sole administrator) will be retained for 30 days, then permanently deleted. During this period, you may request a data export.
11.2 By Us
We may suspend or terminate your account if:
- You breach these Terms or the Acceptable Use policy.
- Your account has been inactive for more than 12 consecutive months (free plans only).
- We are required to do so by law.
We will provide reasonable notice before termination (except in cases of severe violations or legal requirements), and will make community data available for export for at least 30 days.
11.3 Effect of Termination
Upon termination, your right to access the Service ceases immediately. Provisions that by their nature should survive termination will remain in effect, including: Data Ownership, Limitation of Liability, Governing Law, and any accrued payment obligations.
16. Third-Party Services
The Service integrates with third-party providers:
We are not responsible for the availability, accuracy, or practices of third-party services. Your use of these services is subject to their respective terms and privacy policies.
17. Privacy
Your use of the Service is also governed by our Privacy Policy and Cookie Policy, which describe how we collect, use, and protect your personal data.
18. Assignment
You may not assign or transfer your account or the rights and obligations under these Terms to a third party without our prior written consent. We may assign or novate the rights and obligations under these Terms to an affiliate, successor or acquirer in the context of a corporate transaction (merger, acquisition, sale of assets), upon reasonable prior notice. Such assignment shall not materially worsen your contractual position; otherwise, you may terminate the contract without penalty.
19. Modifications to the Terms
We may update these Terms from time to time. When we make material changes:
- We will update the "Last updated" date at the top of this page.
- We will notify registered users via in-app notification or email at least 30 days before the changes take effect.
- Continued use of the Service after the changes take effect constitutes acceptance of the updated Terms.
20. Governing Law and Jurisdiction
These Terms are governed by and construed in accordance with the laws of Spain.
Any disputes arising from or in connection with these Terms or the use of the Service shall be submitted to the courts of Elche, Alicante, Spain, unless mandatory consumer protection laws in your country of residence provide otherwise.
For EU consumers: you may also use the European Online Dispute Resolution platform at https://ec.europa.eu/consumers/odr.
21. Severability
If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
22. Entire Agreement
These Terms, together with the Privacy Policy and Cookie Policy, constitute the entire agreement between you and Craft Lab, SLU regarding the use of the Service, superseding any prior agreements.
